How long does the average roof last?
A. On average, you can expect your roof to last 20-25 years depending
on the pitch of the roof. Lower pitch roofs seem to weather faster partly
because water has chance to melt and then refreeze over and over. However,
there are factors that contribute to the rate at which your roof ages.
The biggest uncontrollable factors are weather and seasonal changes. Hot
to cold and back to hot can cause the roof deck to expand and contract
which can put strain on the shingles. The most important way to protect
your roof and avoid premature aging is to have proper ventilation.

is ventilation so important?
A. Proper ventilation is important because it regulates the heat
lost from the interior of your home. Simple household tasks such as bathing
and cooking can also increase the chance for mold and mildew in your attic
unless it's properly ventilated. Also, proper ventilation can keep your
attic within 10-20 degrees of outside temperatures. Manufacturers warranties
are also void without proper ventilation.

What are Ice Dams?
A.
In winter any heat lost from the attic has the potential to melt the snow
on top of your roof. When this happens the water runs down your roof, seeps
into unmelted snow and freezes. This water trapped during the melting period
can seep through the roof, damaging your roof deck, insulation, and interior
of your home. Proper ventilation reduces the chance of snow melting and
refreezing, which causes problems.
